These terms govern your use of the Jane Michael Permit Solutions website and our permit expediting services. By using our website or services, you agree to these terms.

Our Services

Jane Michael Permit Solutions provides permit expediting services in Florida. We prepare and submit permit applications, communicate with building departments and Authorities Having Jurisdiction (AHJs), track permit status, and handle corrections and resubmittals on your behalf.

We act as your representative in dealings with building departments, but we do not guarantee permit approval. Permit decisions are made solely by the relevant AHJ based on their review of your project against applicable codes and regulations.

Client Responsibilities

Licensing Requirements: All permit applications require that clients possess the appropriate Florida state and local contractor licenses for the work being permitted. Jane Michael Permit Solutions does not hold a general contractor license and serves as your permit expediter only. We work with:

• Licensed contractors (general, roofing, electrical, plumbing, HVAC, etc.)
• Solar installers with proper state and local certifications
• Property owners for owner-builder permits (where applicable by jurisdiction)
• Business owners for business licenses and certificates of use

When you engage our services, you agree to:

• Provide accurate and complete information about your project
• Supply all required documents, plans, and specifications in a timely manner
• Notify us of any changes to your project that may affect the permit application
• Ensure that any licensed contractor work is performed by appropriately licensed professionals
• Pay our fees as agreed in your service quote

You are responsible for ensuring your project complies with all applicable building codes, zoning requirements, and other regulations. Our service facilitates the permit process but does not replace the need for proper project design and licensed construction work.

Fees and Payment

Service fees are quoted on a per-project basis and confirmed before work begins. Our fees cover our expediting services only. You remain responsible for all permit fees, plan review fees, and other charges assessed by building departments and AHJs.

Payment terms are specified in your service agreement. We reserve the right to pause work on projects with outstanding balances.

Timeline Estimates

Any timeline estimates we provide are based on our experience with similar projects and current AHJ processing times. Actual timelines depend on factors outside our control, including AHJ workload, plan review findings, required corrections, and third-party reviews. We do not guarantee specific approval dates.

Limitation of Liability

Our liability for any claim arising from our services is limited to the amount of fees you paid us for the specific project in question. We are not liable for delays caused by AHJ processing times, permit denials, project issues discovered during review, or other factors outside our direct control.

We are not liable for any indirect, consequential, or incidental damages, including lost profits, project delays, or construction scheduling impacts.

Confidentiality

We treat your project information as confidential and share it only as necessary to process your permits or as required by law. We will not disclose your business information to competitors or use it for any purpose other than providing our services to you.

Termination

Either party may terminate services with written notice. If you terminate after we have begun work, you are responsible for fees for work completed to that point. We will provide you with copies of any submitted applications and correspondence with AHJs.

Website Use

You may use our website to learn about our services and contact us. You agree not to use our website for any unlawful purpose or in any way that could damage or impair the website.

Governing Law

These terms are governed by the laws of the State of Florida. Any disputes will be resolved in the courts of Seminole County, Florida.

Changes to These Terms

We may update these terms from time to time. Updated terms apply to services engaged after the update date. We will post the updated terms on this page.
